Job Description WC Smith, a leading multidisciplinary real estate firm with strong roots in the city, has an immediate opportunity for a motivated and experienced Project Manager to work on large scale mixed use/multi-family housing projects. Responsibilities: Prepare applications and financing proposals with multi-layered financing sources. Identify and resolve conflicts in loan/subsidy requirements Develop complex proformas (development and operating) for multiple sources of financing. Negotiate contracts with consultants, including construction contracts. Coordinate preparation and review of documents to reach closing with financing institutions, contractor, attorneys, engineers, architects, etc. Develop project schedules and budgets, construction specifications Coordinate with Development team, design professionals and general contractors to develop scope of work, monitor construction to ensure quality construction and compliance with plans and specifications; work with all parties to reach construction completion for timely occupancy. Review and present to development team all change orders and track budget adjustments. Conduct weekly construction meetings, oversee construction progress, and prepare punch lists. Punch units upon completion and follow through to ensure punch work is completed. Work with and monitor property management/lease-up process to maintain lease-up/vacancy rates as well as operating expenses, including conducting weekly meetings during construction and lease-up. Work with resident groups, as necessary, to maintain good working relationship with both the partners and the community, including attending community and related meetings. Qualifications: BS in Finance, Engineering, Construction Management or related field MBA (with real estate focus) or Masters in Real Estate. In lieu of Masters, 3 to 5 years' experience in commercial or residential real estate transactions. Prior experience working in Affordable Housing Development would be advantageous for certain projects.
